TC my File Service Details
- Review the Purchase Agreement, Counters and Addenda for signatures, initials, dates and any missing information
- Obtain any missing signatures and documents required by your brokerage
- Send introduction correspondence to the client and co-op agent explaining our role as the Transaction Coordinator
- Follow up to obtain seller disclosures within timeline
- Send the contract to the escrow officer and lender
- Track receipt of the earnest money deposit
- Provide you with status updates and contract deadlines
- Draft the Commission Demand if broker requires, obtain signatures and forward to the escrow officer
- Follow up on the loan and provide the status
- Follow up on the appraisal and provide the status
- Draft amendments/addenda per your direction *excluding detailed repair requests
- Upload & submit all documents into broker compliance system as they are received
- Confirm that both the lender and escrow has all amendments/ addenda
- Confirm Clear to Close with the lender
- Confirm that the closing packet was received by the brokerage
- Confirm date of closing and advise all parties
Agent Responsibilities
- Perform all contract negotiations (includes repairs and changes to the contract)
- Advise client on all real estate matters
- Review and approve all drafted contractual documents
- Communicate with client regarding Contingency removals
- Copy TC on all necessary correspondence
- Assist in scheduling all inspections (Home Inspection, Termite, etc.)
- Negotiate repairs/ complete detailed repair requests
- Complete AVID and Final Walkthrough
- Post Listings on MLS
